The West Valley is where metro Phoenix has been growing for two decades and where it is still growing: Goodyear and its employment base along the I-10, Peoria and Vistancia to the north, Glendale’s stadium and entertainment district, Surprise and its active-adult communities, Litchfield Park’s tree-lined streets, Avondale on the I-10 corridor, and Buckeye at the western edge. The Loop 303 tied it all together and pulled the distribution and manufacturing employers with it.

For an owner that means a deep, family-driven rental market with newer housing stock and entry prices below the East Valley. It also means seven different cities with different tenants, different competing inventory and different association rules. What does property management cost in the West Valley?
One all-inclusive rate, quoted per property once we have seen it. No setup fee, no inspection fee and no marketing charge — those are simply part of the service.
Is the West Valley a good rental market?
For long-term family rentals, one of the best in the metro. Employment along the I-10 and Loop 303, Luke Air Force Base, the stadium district and the hospitals keep demand deep, and the housing stock is newer and priced below the East Valley. Which city and which subdivision you buy in decides the return — we will tell you honestly what a specific address is competing against.
Who rents in the West Valley?
Families, mostly. Households working at the I-10 and Loop 303 employers, Luke Air Force Base personnel on assignment, healthcare and education workers, and people who want a newer four-bedroom with a yard and a good school more than they want a short commute to downtown. They sign long leases and they renew.
What about all the new construction?
It is the defining feature of the outer West Valley and it cuts both ways. New homes are cheap to maintain and easy to rent, but a wave of new inventory in one community can soften rents temporarily. Which subdivision you buy in matters more here than in an established city.
Do you manage build-to-rent and investor portfolios?
Yes. The West Valley has seen substantial build-to-rent development, and we manage both single properties and multi-property portfolios across all seven cities. Portfolio pricing is quoted for the book as a whole, and we can take on an entire community if that is what you own.
Do you also sell homes in the West Valley?
Yes. Our brokerage is dual-licensed in Arizona and California, so we handle the sale when an owner decides to exit and the purchase when an investor wants to add to a portfolio. Management and brokerage under one roof means nobody has to be brought up to speed.
